Sometimes the blindingly obvious is easy to miss and hard to spot.
How do you get the best deals from estate agents?
I’ll tell you in a minute.

So how do you get the best deals from estate agents?
You get into their ‘mind space’ – preferably face to face in their office and on viewings.
You make sure you stay in their mind space – again, preferably face to face in their office and on viewings.
You treat them as “people” and NOT as a commodity, so they like you
And, when they send you details of a property that fits your criteria, you buy it – so they trust you (at the right price, of course).
This is a process that takes time and commitment.
And it means that you can’t just log-on to Rightmove at your kitchen table and think “that’s it, I’m a property investor”.
IMHO property is still ALL ABOUT PEOPLE – and when you meet people, and treat them right, you’ll do deals.
It all starts with walking into their office, and knowing what it is you are looking for (this builds credibility and trust).
On this subject, you might want to arrange a Decision in Principle from a lender(DIP) before you start looking for properties so you can give a copy to an estate agent from day 1 as Proof of Funds.
Or at least take a bank statement with you showing you have cash (if you do).
Or even take your JV partner’s bank statement (if they are financing your deals)All of this will help.
But ultimately, whether you get the deals or not, will come down to know, like and trust – simple as.
If agent knows, likes and trusts you, you’ll get the deals.
