At it’s most basic level Buy to Let could be just buying a property and sticking a tenant in.
If your strategy is to wait for values to increase over the next twenty years, then why not? It’d probably work.
But it’s a bit rough and ready, and I think we can do better than that.
If we know what we are doing we can do much, much better than that.
In my experience being able to use your money efficiently, and effectively, means making a little more effort to find properties “that work”, rather than just “any old property”, will make a significant difference to your returns over time.
And the best way to do that is to recycle as much of your cash out of as many deals as you can.
