Here’s a video of my latest property. I bought this ‘creatively’, which we would have called No Money Down a while ago, but that’s a story for another time.
You’ll see from the video that the property doesn’t ‘present’ very well. It’s amazing what a difference not having carpets makes.
It’s also got an old WC in the downstairs cloakroom – the cistern doesn’t match the pan.
Upstairs is a fine example of a 1980’s avacado bathroom suite, again the toilet cistern doesn’t match the pan, so that will have to go along with the rest of the suite.
Putting in a new bathroom and downstairs toilet, and putting in new carpets, is relatively cheap and easy but will make this property much more saleable.
Something of a result is that the local carpet shop has a massive ‘closing down’ sale. When I offered my condolances I was told that they probably aren’t going to close down as such, just move to a new shop! The prices they are offering are excellent so I’m not complaining.
In the scheme of things it’s not a major property development project, more of a light refurbishment.
When it’s done I’ll either keep it as a buy to let or I’ll find a tenant buyer who might pay a premium price as they won’t have to get into all the hassle of a property refurbishment project.
