In addition to the portfolio I also trade properties, regularly buying and selling at a profit, sometimes doing them up first, sometimes just selling them on as they are. I just love doing deals, and I have the time to do them.
But I don’t say any of this to boast. If you’d met me twenty years ago you would have met a very different person. I had just been made redundant, I had no regular income, and I had no savings to fall back on.
But what I did find, after a lot of trial and error, was a system which allowed me to build my own property business from scratch with none of my own money. Why is “My Pay As You Go” Mentoring & Coaching Different to Other Mentorship Schemes?
Simply, there’s no lock-in or on-going commitment, and no ongoing monthly payment plan. You merely “Pay as You Go”, whether that be for one meeting or whether you want to get together regularly to keep yourself on track.
There are top quality mentorship schemes available and provided by different property experts. However, a full blown mentorship scheme, which locks a “mentee” in for a minimum of a year and which can cost several thousand pounds, isn’t always what’s needed. Sometimes sitting down with someone and “picking their brains” for a few hours is all that’s required.
That’s why I’m offering a much simpler and more flexible solution. I’ll provide you with mentorship and coaching just “‘one day’ at a time”.
You Choose How Much or How Little Mentoring You Want
You get to choose how many times we meet up. If one session is enough, that’s absolutely fine. Or perhaps you would like to be able to follow up a few months after our first meeting so that we can work on refining your processes, or ironing out any problems you had along the way, or to discuss how you can move to the next level.
The choice is yours and we can be totally flexible around your needs. We’ll do whatever it takes to help you.
Here’s What We Will Do
This is your time and we will discuss whatever you want and need to talk about.
Sometimes my mentees just want reassurance that they are on the right track and that their plan is the right plan for them.
Sometimes my mentees are just completely overwhelmed with all the different “noises” there are about property and property investing and need help to get back on track.
Before we meet I will send you a workbook to review and complete – this will take you through guided questions which will help me and you to understand what you want to achieve, and to give us a better idea of how to achieve your goals.
It’s very important that you complete the workbook and return it to me before we meet.
We’ll spend the time discussing and sharing ideas on any subject or subjects you choose, whether it be reviewing your strategy, looking at your business plan, discussing the best way for you to find property, how you can negotiate the best terms or price, how you can find the best finance and so on.
And it will also be an opportunity to talk about specifics if you need advice on a particular property, or a particular aspect of investing. In fact, we will look at whatever it takes to help you succeed.
This really is an interactive programme and my aim is to provide you with all you need to succeed.

The time really is yours, I have no agenda, my only agenda is to help you.
Here’s How it Works
This is a “one-on-one” session and we can cover at lot of ground, in detail, in a short space of time. From experience I have learned that it’s possible to overload my mentee. I have realised that these sessions can be very condensed, even intense, and can lead to overwhelm.
Through trial and error I have come to the conclusion that around four hours together is optimum and that it’s better to concentrate on those few things which are going to make a major difference. Any less time and we could be rushing to cover it all, any longer and overload can kick in and negate a lot of the good work we have done.
So I suggest we get together for at least four hours but, with the proviso that if we can see at that time that having a longer session will be beneficial, we can extend to five hours. We’ll play it by ear on the day so that you get the full benefit.

The Small Print
I’m sure you’ll understand that there are limits to how far I can travel before it isn’t cost effective to meet up. So here’s the deal. I will travel anywhere within the UK up to a maximum of 150 miles of Nottingham.
If you are further than 150 miles I expect you to be able to travel at least part of the distance towards me! I have found that clients are generally more relaxed and comfortable meeting at a ‘neutral venue’ and for this purpose I’d suggest that perhaps we look for a suitable motorway service area, or hotel coffee lounge, or similar.
But it’s up to you. I’m happy to visit at your home, instead, if you prefer.
If you want to bring a significant other, or a business partner, that’s fine (at no extra cost) as long as they are your partner or business partner.
It’s imperative that you complete the workbook as fully and as accurately as you can before we meet, and return it to me in good time so I can review it beforehand.
The ‘day’ comprises at least 4 hours – if it is warranted then we can continue for longer up to a maximum of 5 hours. but in my experience 4 hours is usually enough, and any more than 4 hours can be overwhelm.
I am happy to provide “reasonable” follow-up by email after the meeting, but the mentoring does not imply or include free, ongoing or unlimited access by phone, text, Whats app, Messenger, Skype or any other means of communication.
If you would like a follow-up meeting after say 3 months, 6 months or 1 year, (which is sensible to make sure you are on track, or as a refresher), subsequent meetings will be at a reduced rate.
What I Will Expect Of You
I want to help you all I can, but I am not going to do all the work for you! You’ve probably heard the proverb “give a man a fish, feed him for day. Teach a man to fish, feed him for a lifetime”.
It might be a bit clichéd but it’s true. My intention is to teach you to be a successful property investor, so you can use the knowledge and techniques I’ll give you to prosper long after our time together has finished.
The best way to learn is “to do”, and YOU will “do the doing”. But I will share with you my knowledge and experience gained in over 35 years in the property business.
But ultimately, whether you succeed or not will be down to you. The more you are prepared to put in, the more you will get out.
