Question eight How do I get the best finance for my property deals?
It’s easy to assume that the money won’t be available for buying our property investments. After all, isn’t money hard to get? Who would lend to me? I’m only just starting in buy to let.
The reality is very different, the money is there if we look and ask.
The one thing which stops most would-like-to-be but never-do-anything investors is (probably) the false belief that the money is hard to get.
Or perhaps, taking a step back, the thought, “I don’t have any money”.
If you’ve been on my newsletter for any length of time you’ll know that it doesn’t have to be your money! Any one’s money will do. And that’s usually, but not always, the banks money.
There are many sources of finance we can use. Personal savings, other people’s savings, pensions (ours or others) equity in our home, equity in other people’s homes.
And of course buy to let finance, commercial finance, bridging finance.
All of these are good and in my time I’ve used most of these.
An objection I sometimes here from beginner property investor’s is that they’d like the money not just to be easy (to get), but also risk free.
I think there might be a fundamental misunderstanding with that.
it’s not the money that’s risky per se, it’s what you spend the money on.
And the best way to mitigate the risk isn’t to not borrow the money, it’s to do your due diligence properly on the deal.
