Does that happen on every deal? No, of course not. Often you don’t get all your money back out – you leave some in. But the return on the money you leave in is almost certainly higher than you’d get on most investments. Plus, by doing the refurb, you’ll have created equity – wealth, almost like out of thin air.

But when you understand the system, you can look for opportunities like this.

By the way, that happens to be a BRR example – buy, refurbish, refinance and keep. But exactly the same principles apply if your plan is to renovate and sell. The exit is different; the need to buy at the right price, cost the work accurately and know what the property will be worth when you’re done is exactly the same.

 

The Problem Is, Very Few People Know How to Do This

So why doesn’t every property investor do this?

Because most people go into renovation projects the wrong way round. They find a property they like the look of, they get excited, they do rough sums in their head, and they buy. Then, somewhere in the middle of the project – when the costs have crept up and the end value isn’t quite what they thought – the profit quietly disappears. By that point they’re too far in to walk away, so they push through and hope for the best.

It’s not stupidity. It’s not bad luck. It’s the absence of a system that tells you, before you commit a penny, exactly what you should pay for the property, exactly what the work will cost, and exactly what it will be worth when you’re done. Get those three numbers right and the whole project becomes a calculated decision rather than a gamble. Get any one of them wrong and you can work incredibly hard for months and end up with very little – or worse.

So Who Am I ?
